Why exterior paint fails here, and what we do instead

A gallon of paint that would last ten years in Atlanta peels off a Tampa stucco wall in three. The combination is what gets you — sustained UV index above 9 from April through September, year-round humidity north of 70%, and summer storms that drive rain sideways into every wall seam. Add the 18 inches of annual rain we get between June and September, plus salt air on the Pinellas side, and a bargain paint job doesn't bargain for long.

We use 100% acrylic exterior paint — typically Sherwin-Williams Duration or Benjamin Moore Aura — and we put on two finish coats over a tinted alkali-resistant primer. Duration and Aura are rated for the UV and humidity swings we actually get, not the milder numbers on the back of the can. On bare stucco we back-roll after spraying to push the paint into the pores; a sprayed-only finish looks fine on day one and chalks off in two summers.

Prep is the part that decides whether the job lasts five years or one. We pressure-wash at 3,500 PSI, scrape anything that's already lifting, sand the chalky spots back to a sound edge, spot-prime bare cement, and only then start finish coats. Skipping any of those steps is how you end up repainting in 2027.

    Drives the choice of acrylic resin — cheaper vinyl-acrylic chalks off within two summers in direct sun.

  • Year-round humidity 70%+

    Paint needs to breathe. We avoid elastomeric coatings over unvented stucco — they trap moisture and lift.

  • Wind-driven rain

    Stucco terminations at windows and doors are the failure points. We seal those before we paint, not after.

  • Two coats over primer

    Spec sheets quote coverage at one coat over primed surfaces. On bare stucco it takes two — that's where the time goes.

Most of our exterior work is in single-family homes from South Tampa up through Carrollwood and Lutz, across the bay to Clearwater, Dunedin, Palm Harbor, Safety Harbor, and down to Gulfport and St. Pete Beach. We've repainted the same Hyde Park bungalow three times in ten years and painted two of the color-bonded stucco duplexes off Central Avenue in Old Northeast without disturbing the tenants. For homes in historic districts (Hyde Park, Old Northeast, Ybor), we work with the city's paint-review timelines so the job doesn't sit waiting on paperwork.

What an exterior repaint actually costs in Tampa

A typical 1,800-square-foot single-story stucco home runs between $4,200 and $6,800 for a full exterior repaint with two finish coats over primer. Two-story homes with more elevation and trim work land in the $6,500–$11,000 range. The wide range is mostly about how much trim, how many windows, and how much of the wall is stucco vs. soffit.

We price after a free on-site walk-through, not from satellite imagery. A 1,400-square-foot paint job quoted from photos can easily turn into a 2,200-square-foot paint job in person once you count the garage, the soffits, and the back porch ceiling. Our written quotes include those numbers before we start.

Every exterior repaint is applied using premium weather-rated acrylics specifically engineered for Florida sun, heavy rainfall, and high humidity. We document the wall condition at handover so you know the finish is clean and sealed.
